Why Do Landed & Commercial Drainage Chokes Occur?
Landed properties and commercial premises often have longer and larger drainage pipe networks than typical residential units. Over time, debris can accumulate inside these pipes and eventually restrict or completely block the flow.
Common causes include:
- Grease and fat buildup – Common in restaurants, food businesses and commercial kitchens. Grease can stick to pipe walls and trap other debris.
- Sludge and sediment – Soil, dirt and sediment can accumulate in larger drainage lines over time.
- Leaves and outdoor debris – Landed properties may have outdoor drains and drainage points that receive leaves, soil and other debris.
- Hair, soap and organic waste – Can enter drainage systems from bathrooms and washing areas.
- Foreign objects – Debris, packaging and other materials can enter floor drains, inspection chambers or manholes.
- Renovation debris – Cement, sand, grout and other construction materials can cause severe restrictions if they enter the drainage system.

- Long drainage runs – Blockages can occur far away from the affected toilet, sink or floor drain, making them difficult to reach using basic manual methods.
Why Is High-Pressure Jetting Required?
For a small blockage close to a toilet, sink or floor trap, manual clearing may be sufficient. However, larger drainage systems can require a more powerful approach.
High-pressure water jetting uses specialised equipment to direct high-pressure water through the drainage pipe. This helps to:
- Break up stubborn blockages
- Remove grease and sludge stuck to pipe walls
- Flush accumulated debris through the drainage system
- Clean longer sections of drainage pipe
- Reach blockages located deeper inside the system
- Help restore the internal flow capacity of the pipe
For landed houses, commercial premises, restaurants, factories and other larger properties, high-pressure jetting can be particularly useful when a choke is severe, deep inside the drainage system or repeatedly returns after conventional clearing.
If the blockage keeps recurring, it may also be necessary to inspect the drainage system to determine whether an underlying issue such as damaged pipework, tree-root intrusion or poor drainage flow is contributing to the problem.
